Most investors buy their first property with a plan. Very few have one for three, four and five. We load in your real portfolio, then show you what every next move does to your cashflow, borrowing and wealth. Every single year.

The problem
That's why so many portfolios stall at number two.
1
2
3

5
After property two, most investors run into one of three walls.
01 · Cashflow
The holding costs start to bite.
Each new loan adds to the monthly gap. By number two, the shortfall is coming out of your pay.
02 · Borrowing capacity
The bank stops saying yes.
Serviceability tightens with every purchase. Without a plan, you hit the ceiling before you hit your goal.
03 · Deposit
No equity or savings left.
The deposit for the next one isn't there, and the equity you do have is locked in the wrong place.
Three things that block you · 01
The wrong asset.
It might grow, but drain your cashflow. Or give you yield, but no growth.
02
The wrong structure.
Loans and ownership set up in a way that caps you later.
03
The wrong plan.
Or no plan at all. Just buying one property at a time, and hoping.
It's rarely bad luck. It usually comes down to decisions made back at property one.
How it works
Model the next five before you buy one.
You see when each purchase makes sense, and what it does to your cashflow, borrowing and wealth. Every single year.
01
Load where you are today
Your properties, loans, equity, savings and the goal you're working toward, such as $100K a year in passive cashflow.
02
Branch the plan
Build scenarios side by side. One more property, two, three. Your current portfolio always stays as the baseline.
03
Place every move on the timeline
Buy, buy, buy. Then sell. Then go commercial. Drag purchases into the year they make sense and watch the numbers shift.
04
Compare three futures
Equity and cashflow at 10, 20, 30 and 50 years, plus the financial year your goal is reached. Then we build the plan around the winner.

Every number, every year.
This is the same tool we use with clients in strategy sessions. Pick a view to see what it shows you.

Properties, total value, debt and LVR, equity and usable equity, and the one card that matters most: the year your cashflow goal is reached. Or, for most people today, Not Yet.
What it covers
Same client, different plan
Three futures for one portfolio.
Same starting point: two properties, $4.53M in equity and a cashflow of minus $12,816 a year. Below cashflow zero for 13 years. Goal reached? Not yet.
Then we modelled three paths. Three more residential purchases, a sale in 2040 and a commercial asset in 2041 changed the whole picture.

Your portfolio review is a fixed fee, agreed upfront before any work starts. It covers the full review presented to you, a plan (keep, sell, restructure or add) and ongoing access to the modelling platform. No surprises.
What do I need to get started?
The basics on each property (address, purchase price, value, rent), your loan balances and rates, and roughly what you hold in savings and offset. Estimates are fine to start. We'll tighten them together.
Is my information secure?
Your account sits with our modelling partner, Zapiio, and is linked only to the InvestorMate team through our invite code. We use it to model your portfolio and nothing else.
Are the projections a guarantee?
No. They are projections built on assumptions for growth, interest rates, rent and lending. That's why the tool lets us flex those assumptions and stress test rates, so you can see the range, not one rosy number.
Can it model commercial property and SMSF?
Yes. The property catalogue covers residential and commercial assets, and we model purchases across personal names, trusts and SMSF with your accountant and broker in the loop.
Do I have to buy through InvestorMate?
No. The modelling stands on its own. If the plan says now is not the time to buy, we'll tell you. If it says buy, we'd love to help you do it properly.
Same portfolio. Different plan.
Don't let the wrong asset, structure or plan put a ceiling on your future.
Load your portfolio, then sit down with us and model the next five properties first. No pressure. Just clarity.
